It’s a fact: staging helps you sell your home faster, and for more money. Once you decide you want to stage your home and determine if your home will be staged while you live there, or after you’ve moved out, contact us to discuss your options. Sidco Properties offers staging services ranging from DIY to full-service – then includes professional photos and video walk-thru at no additional cost.
Refresh DIY
Up to 1.5 hours –
$150 (2,000 sf and under)
Up to 2 hours –
$200 (5,000 sf and under)
(Includes: 1 site visit & report preparation)
A Refresh DIY consists of a 1.5 to 2 hour consultation with Sidco. Recommendations are made that the home owner can complete on their own. It includes a property walk-thru, photo documentation and report with price comparisons for moving forward. It normally covers minor upgrades such as new pillows, rugs, lights, accessories, and recommendations for de-cluttering, cleaning, painting, minor repairs and purchases. If after the Refresh consultation, the homeowner wishes Sidco to move forward with Mini-Staging or Full-Service Staging, the cost of your Refresh will be credited toward that service.
Mini Staging
Up to 5 hours and 5 areas – $695*
(Includes: 3 Site Visits, 60 day rental, property walk-thru with report, mini-staging session, addition of Sidco inventory, professional photos & video walk-thru, and breakdown after sale)
Mini Staging consists of Sidco curating the home owners possessions for use in the staging process. After an initial site visit to discuss which areas the home owner wants staged, and what furniture and accessories are available for use, Recommendations are also made for de-cluttering, cleaning and painting if necessary. Sidco then selects rugs, lamps, accessories, accent chairs, end tables, linen, artwork, plants, etc. from their inventory to compliment what’s there. Rental on Sidco inventory included for 60 days. On the second site visit, Sidco stages the home and photographs it (with video walk-thru) at no additional cost. Once the home sells, Sidco schedules the third and final site visit to remove their inventory. If rental exceeds 60 days, an additional charge of $250 will be added per month.

Full-Service Staging
$700 per room
(Includes: 3 site visits, 30 day rental, property walk-thru with report, full-service staging session, professional photos & video walk-thru, and breakdown after sale)
Full-Service Staging consists of staging and rental fees on a 30 day basis using all Sidco inventory. After an initial site visit to discuss which areas the home owner wants staged, Sidco selects furniture, accessories, artwork, rugs, lighting, etc. for each area. Recommendations are also made for de-cluttering, cleaning and painting if necessary. On the second site visit, Sidco stages the home with all Sidco inventory and photographs it (with video walk-thru) at no additional cost. Once the home sells, Sidco schedules the third and final site visit to remove their inventory. If rental exceeds 30 days, an additional charge of $200 per room will be added per month.

Is staging a home for sale worth the cost?
Definitely! Staged houses spend 33 to 50% less time on the market compared to non-staged homes. Staged homes also sell for 20% higher. This results in an extra 8 to 10% return compared to non-staged homes. Even in a hot sellers-market where homes are selling fast, you will leave money on the table if your home is not shown in its’ best light.
Why is it important to stage your home?
It is important to stage your home because most home buyers start their search online, looking through photographs of each property. Un-staged, poorly photographed homes shout “Bargain!” to buyers – encouraging low-ball offers. After you stage your home, professional photos are the next logical step in showing buyers why they should tour your home! Remember: staged homes make a better first impression, sell faster and for more money.
Who should pay to stage a house?
The seller or their real estate agent can pay to stage a house. Sellers can personally hire a stager and pay the expense out of pocket. Or their realtor may offer to pay for staging services as part of the selling package or include the fees in the closing costs. Sidco Properties has worked with homeowners and realtors in staging properties.
Is it better to sell a house empty or furnished?
It is better to sell a furnished house so that buyers touring the property can imagine themselves in the home. Staged homes also have shorter listing periods and sell for a higher value.
Can I stage the exterior of my home?
Yes! The exterior of your home makes people want to come inside – curb appeal is everything! From fresh landscaping, to new front doors, locks, house numbers, potted plants and door mats – a little goes a long way.
Is Digital Staging a good option?
If you absolutely have to sell your home empty, a good option is digital staging. Your home is photographed empty, and then furniture and accessories are added to each room digitally. It can help to generate interest and give buyers an idea of how they will live in your home. - Looking for “lost” keys, phones, items of clothing, important papers and files, telephone numbers, etc.
